Real estate marketing: 6 ways to get more leads
Six real estate marketing tactics to attract genuinely interested contacts and keep them warm.
Read article →Free real estate platforms still exist, but very few of them are free with no strings attached. Some let you post a couple of listings and charge from the next one. Others are free for private sellers and landlords but closed to agents unless they pay. And the biggest portals are often “free” only because the listings reach them through an MLS or a paid agent membership.
This guide goes platform by platform through what you can really list for free today in the United States, the United Kingdom and on the international portals used by foreign buyers in Spain and Europe, with the limits each site states on its own help pages. Because listing is only half the job, you will also find the free tools an independent agent or small agency can use to run the whole business without licence fees.
Quick answer
Information checked on each platform’s official pages in September 2026. Terms change often, so check the pricing page before building your strategy around any portal.
Before the list, it helps to understand how portals make money, because that explains why “free” nearly always comes with conditions. There are four models, and most platforms combine several of them:

The practical conclusion is simple: an agency cannot build its lead generation on free portal listings alone. What it can do is use the free quotas that exist while building channels it owns, and that is what the last part of this guide covers.
| Platform | Who can list | Free? | Conditions |
|---|---|---|---|
| Zillow (for sale) | Owners (FSBO); agents via MLS | Yes | May ask owners for proof of ownership |
| Zillow Rental Manager | Landlords, managers | Basic listing free | Optional paid upgrade; large portfolios pay |
| Trulia / HotPads | Through Zillow | Yes | No direct posting on Trulia |
| Apartments.com | Landlords | Basic listing free | Larger properties need a paid package |
| Zumper | Landlords, agents, managers | 5 listings a month | Paid plans for more and for feeds |
| Craigslist | Anyone | Mostly | $5 for apartments in Boston, Chicago and NYC, and for commercial property |
| Redfin | No direct FSBO upload | n/a | Mainly shows MLS listings |
Zillow is the free option with the most reach in the US. Owners can post a for-sale-by-owner listing at no cost, and it also appears on Trulia, which belongs to the same group. Zillow may ask you to prove you own the home. Agents’ listings normally arrive through the MLS feed, and Zillow’s Listing Access Standards penalise brokers who market homes privately to a limited group before listing them publicly. Showcase, Zillow’s enhanced listing format, is a paid add-on.
For rentals, Zillow Rental Manager offers a free basic listing that is shown across Zillow, Trulia and HotPads. There is an optional paid upgrade, and larger portfolios that send listings from property-management software or a CRM move to paid advertising. Tenant screening and rent collection by bank transfer are also free for landlords.
Apartments.com offers a free basic listing for landlords, syndicated to its sister sites, with paid packages for larger buildings. Zumper is clearer about its limit: five free listings a month, with paid plans for more volume, promotion and feeds. Its listings also show on PadMapper.
Craigslist is still largely free for housing, but not everywhere. Its own fee page lists $5 for apartment rentals in the Boston, Chicago and New York areas and $5 for commercial real estate anywhere in the US. Homes for sale and rooms carry no listed fee.
Redfin does not accept direct FSBO uploads; it mainly shows MLS listings. Realtor.com is also built on MLS data, so an owner who wants to appear there usually goes through a flat-fee MLS broker. On Facebook Marketplace, Meta’s business help says rental agencies can list rentals but not homes for sale, and its automatic listing tools are limited to the US and Canada. Treat it as an extra channel, not your foundation.
The UK is the clearest example of a market where the big portals are not free for anyone. Rightmove, Zoopla and OnTheMarket only accept listings from agents, and those agents pay a membership. Rightmove, for example, requires advertisers to be registered with Companies House and to belong to a property redress scheme.
If you sell to foreign buyers, especially in Spain, the options change completely. Most international portals are paid, but two free options stand out.
| Portal | Who can list | Free? |
|---|---|---|
| Kyero | Agents only | Unlimited free listings (below paid Prime) |
| idealista | Private sellers and agents | First 2 listings free for private sellers; paid for agents |
| thinkSPAIN | Agents and private sellers | Paid |
| Green-Acres | Agents and private sellers | Paid; 30-day free trial for agencies |
| Rightmove Overseas | Agents and private sellers | Paid (private sellers £195 a month) |
| A Place in the Sun | Agents and private owners | Paid (private owners from £149 for 6 months) |
| JamesEdition | Professionals only | Paid; minimum price $490,000 |
Kyero works the other way round from most portals: it does not accept private sellers, but agents can post unlimited listings for free. The trade-off is that free listings always appear below paid Prime listings. For agents selling to British, Scandinavian or German buyers in Spain, it is one of the best free channels available.
idealista is Spain’s largest portal and has a full English version. Private sellers get their first two listings free, plus up to five rooms in shared flats. Sale listings have to be reconfirmed periodically to stay online. Agents need a paid professional account, with prices set by idealista’s sales team. If you work from a CRM, see our guide on how to publish on idealista from your CRM.
Portals are rented space: they give you visibility while you pay or while your quota lasts, and every enquiry they generate is shown next to your competitors’ listings. What builds an agency over time are the channels you own, and nearly all of them can be set up for free.

This is the piece that organises everything else: properties, owners, buyers, viewings and follow-ups. A spreadsheet survives the first few months, then breaks as soon as you list on several sites and enquiries arrive through five different channels. InmoProCRM has a Freemium plan that never expires, needs no card and includes every CRM tool, with a limit of 20 properties, 1 user and 1 office. If you are comparing options, read our guide to choosing a real estate CRM.
Your website is the only shop window where your listings do not share the screen with other agencies. With InmoProCRM, every plan, including the free one, comes with the WordPress plugin with designs and importer: you install it on your WordPress site, pick a design, and your listings sync automatically from the CRM. The site is yours, on your own domain, and it stays with you if you ever change CRM.

The full process is explained on our free real estate agency website page.
It is free, and it is the first thing people see when they search for an estate agent near them. An agency office that meets clients in person is eligible. Google does not allow profiles for individual properties for sale or rent, so do not create one per listing. Ask every happy client for a review: reviews carry the most weight in local results.
The app is free and includes a catalogue, labels, greeting and away messages, and quick replies. Only the API for larger companies is charged per message. For a small agency the app is enough to reply fast, and reply speed is what turns an enquiry into a viewing.
Canva’s free plan covers flyers, social posts and property brochures from templates. Background removal and automatic resizing are paid features, but you rarely need them day to day. Meta Business Suite lets you schedule Facebook and Instagram posts at no cost. Point everything to your website and your WhatsApp, not to a portal.
The most common mistake after discovering several free platforms is posting to all of them by hand. It works with three properties. With fifteen, every price change means logging into six sites, and sooner or later one listing is left with the old price or a home that has already sold.
The fix is to enter each property once in your CRM and let the CRM distribute it. Portals that support it read a feed, a file that updates on its own, so when you change a price or mark a home as under offer, the change reaches every portal at once.

In InmoProCRM, the portals screen shows the portals that operate in your agency’s country, plus international portals such as Kyero, Properstar, LuxuryEstate and JamesEdition. Switching a portal on does not replace your account with that portal: if the portal is paid, you still need your subscription. What the CRM saves you is keeping every listing up to date by hand. We explain what to check in real estate CRM with automatic portal publishing.
In the US, owners can post for-sale-by-owner listings free on Zillow, and landlords can list rentals free through Zillow Rental Manager, Apartments.com’s basic listing or Zumper (5 a month). In the UK, private landlords can use OpenRent or Gumtree. For buyers into Spain, idealista gives private sellers two free listings.
No. Rightmove, Zoopla and OnTheMarket only accept listings from agents, and agents pay a membership to advertise. Private sellers cannot list on them directly.
Kyero lets agents post unlimited free listings, which appear below its paid Prime listings. Most other international portals, including thinkSPAIN, Green-Acres, Rightmove Overseas and JamesEdition, are paid.
At the start, yes: a CRM with a free plan, your own WordPress website, a Google Business Profile, WhatsApp Business and the free quotas on portals cover the basics. As your portfolio grows, the first thing usually worth paying for is visibility on the portal that brings you the most enquiries.
Use a CRM that generates feeds for portals. You enter the property once, and any change to price, photos or status updates on every connected portal. For paid portals you still need your own professional account with each one.
Free real estate platforms are a good place to start, but they give away less every year: smaller quotas, more portals that are free only for private sellers, and free listings competing with promoted ones. The strategy that works is to use the free quotas wisely while building the channels that belong to you: your website, your Google profile, your WhatsApp and a CRM that ties them together.
If you want to start today, create your free InmoProCRM account. The Freemium plan never expires, needs no card, and includes the WordPress plugin with designs and importer so your website can be live this week.
